A possum in your roof did not break in. In nearly every job we attend the animal is using an opening that already existed — a maintenance gap, a storm-lifted tile, a corroded flashing, a bit of eave sheeting that dropped a centimetre.
That is good news, because it means the problem is fixable and stays fixed. Here are the nine openings we find most often, roughly in order of frequency, with how to check each from the ground.
1. The gutter line under the first row of tiles
By far the most common entry on a tiled roof. The first row of tiles at the eaves sits over the gutter, and there is a natural void behind them. If the sarking has degraded or the tiles have lifted slightly — from foot traffic, storm, or years of leaf build-up in the gutter — that void becomes a doorway straight into the cavity.
Check it: stand back and look along the gutter line for tiles sitting proud of their neighbours. From a ladder, look for daylight visible from underneath.
Seal it: galvanised or stainless mesh installed under the tiles along the full gutter line, not just at the visible gap.
2. Broken or dropped eave sheeting
Eave linings are usually thin fibre cement or timber. They crack from moisture, get knocked by ladders, and drop away from the fascia over time. A gap of a few centimetres between the eave sheet and the wall is a direct entry into the roof cavity.
Check it: walk the perimeter looking straight up at the underside of the eaves. Cracks, sagging sections and dark gaps at the wall junction are all entries.
Seal it: replace the affected sheet rather than patching. Patched eave sheet fails at the next storm, and the animal already knows the location.
3. Gaps behind the fascia board
Where the fascia meets the roof line there is often a gap, especially on older homes where timber has shrunk or the fascia has warped. Possums are strong climbers and will work along a gutter to reach it.
Check it: look for daylight between the top of the fascia and the roof sheeting or tiles, particularly at corners and at the ends of runs.
Seal it: metal flashing or mesh, fixed to both surfaces. Foam alone does not survive.
4. Corroded valley irons and roof junctions
A valley is where two roof planes meet, and the metal valley iron beneath carries a lot of water. Where it corrodes, or where the tiles either side have been re-bedded badly, a gap opens up at the top or bottom of the valley.
Check it: hard from the ground. Look for rust staining on tiles near a valley, or debris packed at the valley base.
Seal it: valley repair is roofing work rather than pest work. A pest technician should identify it and tell you it needs a roofer.
5. Where an extension meets the original roof
Almost every renovated house has this. The new roof line abuts the old one, and the junction is flashed. Over time flashing lifts, mortar cracks, or the two structures move independently and open a gap.
Check it: look at the join from the ground on both sides. Any visible dark line at the junction is worth a closer look.
Seal it: proper step or apron flashing, mechanically fixed. This is the entry most often missed by a quick inspection, because it is usually high and awkward to see.
6. Unscreened roof vents, whirlybirds and exhaust outlets
Whirlybirds, ridge vents, bathroom and rangehood outlets and evaporative cooler penetrations all pass through the roof envelope. Many are installed without any screening, or the screening rusts out.
Check it: count your roof penetrations from the ground and note any without a visible cover or mesh.
Seal it: stainless mesh screens made to fit, not generic covers taped on. Screening must not obstruct the airflow the vent exists to provide.
7. Chimneys and flues
An open chimney is a vertical shaft into your house. Possums use them as dens, and they are also where we most often find animals that have fallen in and cannot climb out — which becomes a dead animal removal job.
Check it: if you have an unused fireplace, look up the flue with a torch. Nesting material, droppings or a strong musky smell is your answer.
Seal it: a properly fitted chimney cap with mesh, installed only after confirming nothing is inside.
8. Under solar panels
The newest common entry, and the one owners never think about. The space between the panel array and the roof is sheltered, warm and predator-free. Possums and rats both use it, and from there they work at the tiles or flashing underneath.
Check it: look up at the array edges for droppings on the tiles below, or nesting material visible between panels.
Seal it: mesh skirt clipped around the perimeter of the array. It must be installed without voiding the panel warranty or blocking airflow beneath the panels, so use an installer who has done it before.
9. Subfloor-to-wall cavity openings
On a raised or partially raised house, the subfloor often connects to the wall cavity, and the wall cavity connects to the roof. An animal entering under the house can end up in your ceiling without ever crossing the roof line.
Check it: look at the subfloor perimeter for missing vent covers, gaps at the bearer line, and openings where services penetrate.
Seal it: galvanised mesh over vents (which must stay ventilated), and closing the vertical path where the wall cavity meets the subfloor.
The access question: how did it get up there?
Sealing the openings is half the job. The other half is the route to them.
Brushtail possums are excellent climbers but they are not acrobats. They use:
- Overhanging branches. A possum can bridge about 1.5 metres. Any branch closer than that to the roof line is a bridge.
- Palms and dense climbers. A palm crown against a gutter is a permanent access ramp, and bougainvillea or ivy on a wall is a ladder.
- Downpipes and rough walls. Rendered or brick walls with a downpipe are climbable.
- Fences meeting the eaves. Common on narrow blocks — the boundary fence runs into the eave line and the possum simply walks up.
- Pergolas, carports and sheds. Anything attached to the house at roof height.
Trimming to a 1.5 metre clearance is the single highest-value prevention step most owners can do themselves.
What good sealing work looks like
Materials. Galvanised or stainless mesh, metal flashing, replacement sheeting, mortar. Not chicken wire, not foam alone, not plastic mesh, not tape.
Coverage. Every opening, not just the active one. It is routine to find one entry the owner knows about and three they do not — and if you seal one, the animal uses the next.
Ventilation preserved. Roof cavities need airflow. Sealing must not block eave vents, ridge vents or subfloor vents, or you trade a possum problem for a condensation problem.
Documentation. Dated photographs of each opening before and after. That is what you use for insurance, strata or a sale.
The timing rule that matters most
Sealing is legal, encouraged and permanent. It is also the fastest way to create a much worse problem if the timing is wrong.
Before anything is closed, the cavity must be confirmed empty — and that includes checking for dependent young, which a female brushtail leaves in the den while she feeds. Seal at the wrong moment and you have young starving in your ceiling and a mother tearing at your roof to get back to them. That is the single most common cause of the dead animal jobs we attend.
Get the sequence right — inspect, exclude, confirm empty, then seal — and the nine openings above stop being your problem permanently.
A ground-level inspection you can do this weekend
You do not need to get on the roof to find most entry points. Work the perimeter with a torch and binoculars if you have them.
Start at a corner and walk the full boundary of the house. At each wall, look at three lines: the gutter line, the eave underside, and the wall-to-roof junction.
What you are looking for:
- Tiles sitting higher than their neighbours along the gutter
- Dark gaps or daylight under the eaves
- Cracked, sagging or missing eave sheeting
- Rust staining running down from a valley or flashing
- Roof penetrations without visible mesh
- Droppings on paving, decking or window sills directly below a suspect point
- Rub marks or scratch marks on a downpipe, wall or fence line
Then look at what touches the house. Every branch, palm, climber, pergola, carport and fence that comes within 1.5 metres of the roof line is an access route. Note them.
Finally, check inside if you have safe manhole access. From the manhole with a torch — without climbing in unless you know the ceiling structure is safe — look for daylight. Daylight visible from inside the cavity is an entry point, and it is the fastest way to find one.
Which houses have the most problems
Tiled roofs over metal. Tiles have far more natural voids and are far more easily lifted.
Older homes. Timber shrinks, mortar cracks, eave sheeting degrades, and hundred-year-old roof lines have been repaired repeatedly by different trades.
Renovated and extended homes. The junction between old and new roof structures is the single most commonly missed entry.
Homes with mature trees. Leafy suburbs have more possums and more access routes. The trade-off for the canopy is the access.
Houses with solar arrays. A newer problem, and increasingly common.
Queenslanders and raised homes. The subfloor-to-wall-to-roof path means an animal never has to touch the roof line at all.
Materials: what holds and what fails

Ventilation: the mistake that creates a different problem
Roof cavities and subfloors are designed to breathe. Eave vents, ridge vents, whirlybirds and subfloor vents all exist for a reason, and sealing them solid trades a wildlife problem for a moisture one — condensation, mould, and eventually timber decay.
Correct proofing screens ventilation rather than blocking it. Mesh over a vent maintains airflow while excluding animals. If a quote describes sealing your eave vents rather than screening them, ask the question.
Cost, and why sealing is the part worth paying for
Removal without sealing is a recurring expense. Sealing is a one-off that ends it.
The variables are the number of openings, the roof type, the height and access, and whether any of the work needs a roofer rather than a pest technician — a corroded valley, for example, is roofing work and should be quoted as such rather than bodged with mesh.
What you should get at the end is dated photographs of every opening closed, a written report, and an assessment of whether insulation needs replacing. That documentation is what an insurer, a strata committee or a future buyer will ask for.
The maintenance that prevents a repeat
- Twice a year — clear the gutters. Leaf build-up is what lifts the first row of tiles.
- Annually — trim vegetation to 1.5 metres from the roof line.
- After every major storm — check the roof line for displaced tiles or lifted flashing. A single tile is enough.
- After any building work — re-inspect. Renovations, solar installs, air conditioning and cabling all create new penetrations, and the trade that made them rarely seals them to animal-proof standard.
- Before buying a house — get the roof cavity inspected. Possum damage, contaminated insulation and unsealed entries are all cheaper to discover before settlement.
